Las Vegas Seller's Real Property Disclosure

A significant change in Las Vegas, Nevada
Law was made in 1996 requiring every homeowner who is transferring
real property to present a written Las Vegas Sellers Real
Property Disclosure to the buyer for his/her review, whether
he is represented by a realtor or not
This law further requires the Las Vegas home buyer to have this
form in his possession no less than 10 days prior to the close
of escrow. The Sellers Real Property Disclosure is the owner's
written testimonial containing 2 pages of questions pertaining
to the condition and status of the Las Vegas property being
sold. The form is completed by the owner who is instructed to
answer in a truthful manner to the best of their ability.
Las Vegas home sellers are subject to a significant penalty
if they do not answer in a truthful manner. If the buyer discovers
that the seller lied and can prove it prior to the close of
escrow, the seller would suffer the consequences and could be
held responsible for up to three times the cost for any repairs
in question.
